Two different pipes fail under a San Diego house
Most of the housing stock in San Diego went up between the 1940s and the 1970s, and those houses carry waste through two separate pipe systems that age in different ways. Beneath the slab, cast iron drain lines run from each bathroom and the kitchen to the point where the building drain leaves the foundation. Cast iron corrodes from the inside out, and because the flow rides along the bottom of the pipe, the bottom thins first and eventually opens into a channel while the crown of the pipe still looks intact on camera. Outside the foundation, the lateral to the main is usually vitrified clay laid in short jointed sections. Clay does not rust, but every joint is a path for roots and a hinge that moves when the soil swells after winter rain and shrinks through the dry season.
Which system is failing changes everything about the repair. An under-slab cast iron problem is a question of lining through the house or cutting the floor. A clay lateral problem is a question of lining, bursting or digging in the yard and possibly in the public right-of-way.
Symptoms that point to one system or the other
A single slow drain is almost always a local clog. When a toilet gurgles while the washing machine empties, or the lowest fixture in the house backs up, the obstruction is downstream of both, which places it in the building drain or the lateral. Backups that return every few months in a yard with mature trees point to roots in a clay joint. A damp or warm patch on the slab floor, or a sewage odor indoors with nothing visible outside, points to the cast iron under the house. These clues do not replace a camera inspection; they only tell the technician where to send it first.
Line, burst or dig: how the choice gets made
Cured-in-place lining suits a pipe that is still round enough to accept a liner and has no long collapsed runs. It handles root intrusion, cracks, separated joints and channeled cast iron, and a typical residential lateral in San Diego County is lined in a single working day. Pipe bursting suits a lateral that is undersized, badly offset or crushed over a distance, as long as there is room for an entry pit and an exit pit. A sectional point repair suits a line that is sound apart from one bad joint. Open excavation remains the answer when a section has fully collapsed, when the pipe has lost grade and holds standing water, or when the run sits where a liner cannot be pulled.

The report should name the pipe material at each change, the diameter, the depth where it was located from the surface, every root mass, crack, offset and belly with its footage, and the condition of the connection at the main. It should then state the recommended method, the reason the alternatives were ruled out, the number of days, the hours the drains will be unusable, and the warranty in writing. Why does my San Diego house have two kinds of sewer pipe?+
Houses built on a slab from the 1950s through the 1970s used cast iron for the drain lines poured into or under the concrete, and clay for the lateral once the pipe left the foundation. The two materials were chosen for different jobs and they fail differently, so a repair plan has to name which one is the problem before it names a method.
Can a sewer line be repaired without digging up my driveway?+
Usually. Cured-in-place lining is installed through a cleanout or a small access pit and cures inside the old pipe, so concrete, pavers and planting stay in place. Pipe bursting needs two pits but they are placed where digging is cheapest. Only a fully collapsed or badly bellied section still requires opening the ground directly above it.
How long does the house go without water or drains?+
For a single-day lining job the drains are out of service for most of a working day while the liner cures and the branch connections are reopened. Water supply is not affected, but nothing can go down the drains. Pipe bursting and sectional repairs are similar; excavation that runs into a second day may mean a portable toilet overnight.
